I GENERAL PROVISIONS

This Price List establishes the framework ranges of brokerage fees for performing brokerage services in the sale and lease of real estate. This Price List is an integral annex to the General Terms and Conditions and the basis for contracting the brokerage fee.
The exact amount, method, and terms of payment of the brokerage fee are always precisely defined in the Brokerage Agreement. In the event of a discrepancy between the provisions of this Price List and the Brokerage Agreement, the Brokerage Agreement shall prevail.

II PURCHASE AND SALE OF REAL ESTATE

The total brokerage fee for brokerage in the purchase and sale of real estate is agreed as a percentage of the agreed purchase price and may amount to at least 3% and up to a maximum of 20%.
Sale of real estate (principal – seller): from 1.5% to 15%.
Purchase of real estate (principal – buyer): from 1.5% to 5%.

III REPLACEMENT OF REAL ESTATE

In the case of the replacement of real estate, the brokerage fee is 2% of the market value of the real estate, unless otherwise agreed in the Brokerage Agreement.

IV FLEXIBILITY AND SPECIAL AGREEMENTS

The Broker reserves the right to, in accordance with business policy, long-term relationships with clients, special market circumstances or specific terms of the deal, agree on a brokerage fee lower or higher than the specified ranges, including special agreements with domestic and foreign clients. Such agreements are valid only if defined in the Brokerage Agreement.

V TAX STATUS

At the time of validity of this Price List, the Broker is not subject to the value-added tax (VAT) system. In the event of a change in the Broker’s tax status, the applicable tax regulations of the Republic of Serbia shall apply.

VI FINAL PROVISIONS

This Price List is publicly displayed in the Broker’s business premises, available to clients for inspection, and is applied as the basis for contracting brokerage fees.
